It’s quite the craze in the construction industry, modular building. If you are a growing business looking to gain some commercial space, modular construction might be the thing for you to consider.

There is a long list of advantages when opting for this type of building. Leading the list are cost and speed. Those are two words that are not usually positives when it comes to new construction spaces.

Commercial modular buildings are a great option to consider as you look to grow and consider how to get your business more space. Read on to learn all about commercial modular buildings for your business.

What is a Modular Building?

A modular building is a building that is built in a different way than a traditional building. It is built in sections in a factory. So walls are constructed completely inside the factory then transported to the site.

Once on the site, they can be put together so you get a completed building much more quickly than a traditional build.

Why Consider a Modular Building

Like any business, being efficient with both time and money is important to you and the success of your business. Those are some of the reasons to consider a modular office building. There are a number of advantages to consider you might not have thought of before.

Speed is a huge consideration when wondering if a modular office building is the right choice for you. If you are in need of more commercial space quickly, this is the way to go. Construction times can often be cut in half from a traditional building scenario.

There are no weather delays that can often plague construction sites. More than one part of the building can also be in progress at the same time.

While the factory is busy fabricated the walls and roof, the land and foundation can be prepped for the building.

Environmentally Friendly

Modular construction is more environmentally friendly than traditional buildings. Because they are built in a factory, there is less equipment on a job site polluting or disrupting the environment.

The factory building is more efficient so less waste in building materials is created.

Modular buildings can also be moved from site to site making them reusable depending on your unique needs.

Quality Standards

Some have held the misnomer that quality is shirked when building a modular space. This actually could not be further from the truth. Modular spaces use the same kinds of materials you would find in traditional buildings.

Some would argue that the spaces are of higher quality. They are built knowing they will be transported to the building site. They must withstand the moving and constructing phases.

There is a certain level of flexibility that comes with using modular construction. You can add a building on your business site without impacting a current space. You can have a modular building put together and then even move it to another location when your needs change.

Cost savings

Another huge advantage to the modular consideration is the cost savings. With less waste and quicker build times, of course it saves money. Building in the factory also more significant cost savings.

The old business adage holds true here, time is money. When you can get into your space with fewer delays and less time, that can also be factored as a cost saver.

Types of Modular Commercial Spaces

Modular buildings can be used in two ways. They can become permanent spaces in the location where they are put together.

They can also be used as temporary structures. In this scenario, you might build a modular commercial building to use for a period of time at one location, then when finished move it to a new location.

When a modular building is constructed, there are two ways it can be finished. The building could be at ground level. In this case, a pit foundation would need to be dug, so the building when finished was right at ground level.

Buildings can also be above ground level, in which case stairs and ramps are needed to enter the space.

Modular buildings can from looking completely custom to more like temporary structures. Many modular building spaces are completed with adjoining rooflines, exterior stairs and ramps, and landscaping. Often a person could not tell a modular construction building from a traditionally built structure.

Size Options for Commercial Modular Buildings

There is some size flexibility available in a commercial modular building. Having said that, buildings can only be so large because the parts of the building have to be transportable to the worksite.

The average commercial site is between 1,000 and 2,000 square feet.

An important thing to consider when looking at sizes has to do with transportation. Federal and state laws put restrictions on the size of building parts that can be transported.

Let’s take a look at some more specifics related to building sizes.

There are three general widths that most modular construction comes in. Most modular factories produce buildings with widths that are either 12 feet, 13 feet, or 13 feet 9 inches.

Some will also build to the width of 14 feet 9 inches or 15 feet 9 inches.

Widths can vary within a few inches from manufacturer to manufacturer. This has to do with their production set-up.

The length is more standard. Most modular buildings will come 60 feet. This is pretty standard industry-wide. Some manufacturers will build to 72 feet in length. The most challenging part of that length is transporting it. Many states will not allow that length to be transported on the road.

Height is another pretty standard measurement for transportation purposes. Restrictions are in place so that while in transport there are no damages caused to overhangs or overhead bridges or ramps.

The maximum height for moving a modular building is 13 feet 6 inches.
