7 Simple Tips for Pristine Modular Building Maintenance

No matter how you use your modular building, it’s critical to take good care of your facility. Modular buildings have a few nuances that are different from maintaining a traditional brick-and-mortar building.

While some maintenance tasks should take place monthly, different times of year require different types of maintenance for your modular structure. Here are some simple tips for taking care of your modular building.

1. Perform Routine Tasks Monthly

Every month, check on a few routine things to make sure some basic elements are in good shape.

  • Protect air quality by changing the air filters (if necessary)
  • Check light bulbs (inside and outside) and replace as necessary
  • Check weather stripping and seals around joints, doors, and windows

Be sure to use the right air filters for your modular building when replacing.

2. Handle Fall Seasonal Tasks

Prior to the change of each season, perform the appropriate seasonal maintenance tasks to help your modular structure handle the change in weather. To get ready for fall:

  • Caulk small gaps around doors and windows
  • Have the HVAC system serviced for heating
  • Inspect the roof

Make sure there are no holes or gaps in the roof. Clear debris from gutters and draining systems.

3. Don’t Skip Winter Tasks

Even though it’s cold outside, don’t skip these critical winter maintenance tasks.

  • Check the skirt vent area and clear away debris
  • Lubricate door closers and hinges

Make sure doors close completely to seal your modular building from the outside elements.

4. Tackle Spring Tasks

Spring maintenance is similar to what you’ll do for your building in the fall, but it’s critical to do these tasks again in the spring.

  • Caulk small gaps around doors and windows
  • Have the HVAC system serviced (this time for cooling)
  • Inspect the roof

Cooler temps can cause window sealant to contract. Be sure you fill gaps as the temperatures begin to rise for spring.

5. Get Set for Summer

Set your modular building up for success during the summer with these tasks.

  • Check, drain, and clean the water heater
  • Check plumbing fixtures for drips or leaks
  • Clean drinking fountains (pay attention to the condenser fan coil)

A full-functioning plumbing system helps your modular building survive high temps in the summer.

6. Clean Regularly

Keep your modular building clean—inside and out—to prolong its use! Regular sweeping and mopping of the interior help your surfaces last longer. For the exterior, keep dirt and debris away from the building.

7. Repair Major Damage Right Away

If your routine maintenance uncovers a need for repair, call a professional right away. Letting a small issue go too long without a repair can lead to significant damage to your modular building.
